Home Loans Become Cheaper as Falling Base Rates Prompt Banks to Offer Rates Starting at 4.21 Percent

Home loans for construction and house purchases have become significantly more affordable, driven by a continuous decline in the base rates of banks and financial institutions in recent years. Commercial banks across the country are rolling out competitive schemes, ranging from low variable interest rates to attractive fixed rates and special promotional offers.

Among commercial institutions, Rastriya Banijya Bank leads the market with home loan interest rates starting at 4.21 percent and 4.28 percent. The Agricultural Development Bank and Nepal Investment Mega Bank have both set their initial interest rates at 4.55 percent.

Interest rates vary depending on the specific bank and loan package. Nepal Bank offers rates ranging from 4.91 percent to 6.41 percent, while Nabil Bank has fixed its rates between 4.91 and 6.91 percent. Everest Bank's range stands at 5.18 to 7.18 percent, and Rastriya Banijya Bank offers a rate of 5.46 to 5.71 percent for loans up to Rs 30 million under certain schemes.

Other major institutions offering competitive brackets include Machhapuchchhre Bank (5.42 to 7.42 percent for loans up to Rs 20 million), Laxmi Sunrise Bank (5.44 to 7.44 percent), and NMB Bank (5.45 to 7.45 percent). Himalayan Bank’s Premier Home Loan ranges from 5.59 to 7.59 percent, Sanima Bank’s Eco Home Loan is priced between 5.60 and 7.60 percent, and Global IME Bank offers rates from 5.64 to 7.64 percent.

In addition to variable schemes, several institutions are providing fixed interest rate options to safeguard borrowers from market fluctuations. Kumari Bank is offering home loans at 6.29 percent, NIC Asia Bank at 6.99 percent, and Everest Bank at 7.25 percent. Financial experts note that while fixed rates ensure stability, the duration—whether applicable for five, seven, or ten years—varies by institution, making it crucial for borrowers to verify terms and subsequent rates.

Banks are also introducing time-sensitive promotional packages. Siddhartha Bank, Citizens Bank, and Standard Chartered Bank have introduced special home loan offers at an interest rate of 5.99 percent. However, financial advisors caution that eligibility, loan amounts, and promotional timeframes mean these rates may not apply to all applicants.

Industry insiders emphasize that while lower base rates have reduced borrowing costs, actual interest rates depend heavily on the premium added by individual banks, the nature of the loan, and regulatory provisions set by Nepal Rastra Bank. Consequently, a drop in the base rate does not translate to uniform reductions across all loan portfolios.

Borrowers are advised to look beyond headline interest rates when selecting a lender. Factors such as processing fees—which can reach up to 0.75 percent on certain schemes—loan tenure, monthly installments, advance payment terms, and potential rate adjustments should be carefully evaluated. While current market conditions offer a favorable window for prospective homeowners, thorough comparative research remains essential before signing loan agreements.
